Today BIM is ubiquitous in the construction industry. What is BIM?

There is no clear definition for BIM (Building Information Model): it is a digital model, in which the geometry of the project in 3D and information are linked together. It is made up of different objects, such as concrete columns, floor elements, roof elements, ... with associated information such as their technical properties and relationships with other objects.

Why do we BIM at Willy Naessens?

Overall, BIM is used to streamline an exchange of data between different parties in the construction process. A “protocol” is drawn up on how the different information flows should proceed. Turns in the different construction phases:

  • BIM as a preparation tool: in the first phase, BIM is usually used to model a building in 3D.
    Advantage: this gives us a very clear and transparant model, so that the customer gets a very good picture of how his project is being built. 
  • BIM as a digital building model: once the general model has been drawn up, each element is budgeted in detail as a separate building block. Willy Naessens can offer a LOD (Level of Development of LOD 400 for the concrete structures).
    Advantage: details and connections are already viewed and discussed at an early stage.
  • BIM as an exchange tool: different models can be exchanged between all stakeholders and kept up to date.
    Advantage: live exchange and up to date plans.

  • BIM as a tool to detect errors: an investigation can be carried out between the different models. This is called a Clash detection.
    Advantage: interaction between different lots (structural work, techniques, environmental works, ...) can be determined.
  • BIM as a planning tool: via BIM, certain phases can be visualized and organized in an insightful way.
    Advantage: Assembly can be easier on the construction site since the model is known.

  • BIM as quality control: tracing of building materials provides an insight into the entire quality process. The vertical integration ensures a thorough quality brand.
    Advantage: the customer is assured of a high-quality building.

We can therefore use BIM to steer the entire process in the right direction: anticipating and detecting problems. It is therefore a powerful tool, which provides many benefits for the customer!
